A real estate investment trust (REIT) is a company that owns income-producing properties like hotels, malls, and office buildings. REIT properties benefit from the public service and infrastructure provided by Hawaii but most of the REIT shareholders are not taxed in Hawaii. By closing this state REIT tax loophole, Hawaii would raise $36 million to $60 million per year.
